The Partners and Professionals of designONE studio seek exciting design challenges in the Hospitality/Hotel Design industry, utilizing our in-house design and architectural backgrounds and expertise. Our focus includes all hotel types and levels of service including adaptive re-use in historic buildings, full brand re-positioning /conversions, boutique brands, select service properties, as well as destination resorts and upper–scale full service luxury hotels for business and convention markets.
We enjoy teaming with Clients who want to raise the bar to distinguish their hotel property, daring to do exciting things to make each project an individualistic success. We, at times, look for alternatives from the common approaches and conventional wisdom prevalent in design today, as we strive for creative solutions. We look to instill true excitement, function and pleasure to each property for the enjoyment and experience of each hotel guest.
This pre-contract phase allows our Architects and Designers to familiarize themselves with the project parameters and program required to meet the goals of the client leading to an accurate Architectural and/or Design contract thereby minimizing scope creep.
Conceptual Design revolves around sound pre-planning and design practices involving the most experienced professionals of designONE. designONE’s Principals maintain involvement from initial Concept Design through the duration of the project. The benefits of their involvement is seen in the successful completion of the project on time and within budget.
Schematic Design translates the project program and client's goals into physical drawings and a schematic understanding of the building systems, interior and exterior finishes, and furnishings.
In Design development, the schematic design plans, elevations, furnishings and finishes are expanded to incorporate details and specifications required for construction. Renderings, presentation boards and material finishes are reviewed with ownership and finalized.
It is this phase in the project where designONE Architects and Designers and consulting Engineers prepare contract documents for construction in the form of drawings, details and technical specifications.
Bid negotiation involves the establishment and administration of the bidding process, issuance of addenda, evaluation of proposed substitutions, review of bidder qualifications, analysis of bids, and selection of the contractor.
designONE’s project services extend through construction providing additional information and clarification of the construction documents with addenda, review of Contractor Request for Information (RFIs), shop drawing and material sample review and other administrative services
included in the agreement.
Upon completion of the construction of the space, designONE’s services then turn to assistance with the installation of furnishings, fixtures and artwork as documented in the contract documents and approved by the client.
